A New York apartments for rent at $869 per month: how to participate in the lottery in Queens

In New York you can rent an apartment with one bedroom, washing machine, dryer and private balcony for 869 dollars per month. It is the canon for three houses of a new building in Woodside, in Queens, inserted in a real estate lottery of the Municipality. To apply there is time until 2 November 2026.

The figure is particularly low compared to rentals in the area. According to StreetEasy data, in September 2026 the median canon required in Queens was $3,400 a month, considering rental properties of different sizes. The $869 apartments are three, the other five included in the lottery have higher prices and are intended for families with different economic requirements.

The houses are located at 42-78 of 65th Place, in a nine-storey building called 65 Place Apartments. The building includes 29 apartments: 21 are rented on the ordinary market, while the other eight are assigned through NYC Housing Connect, the municipal portal that collects applications for reduced canon accommodation.

The building was designed by Angelo Ng + Anthony Ng Architects and developed by the company 6525 Queens Blvd LLC. It is located near Queens Boulevard, a short distance from 61st Street–Woodside and 69th Street metro stops. The Long Island Rail Road, which connects Queens with Manhattan and Long Island, also passes from Woodside station.

The lottery covers in all eight apartments, five with one bedroom and three with two bedrooms. Monthly fees range from 869 dollars to 3,000, but it is not possible to choose freely between all solutions: each is destined to households that fall within certain limits of income and number of components.

For the three apartments of 869 dollars can apply for single persons, pairs or nuclei of three persons, with a total annual income between 38,435 and 61.080 dollars. The maximum threshold changes depending on the number of people: for those who live alone it is 47.520 dollars, while for a family of three people it reaches 61.080.

The system used by the municipality is based on the Median Income Area (AMI), an indicator of the median income of the reference area, adapted to the size of the family. For this lottery there are four bands: 40, 60, 100 and 130 percent of the AMI.

This is why some apartments are offered less than $900, while for others you get to 3,000. The definition of affordable housing, used in New York for low-cane housing, does not necessarily mean housing for low-cane families.

For the more expensive apartments can also apply nuclei with income exceeding 200 thousand dollars a year. In all cases there are also capital limits: it starts from $67.840 for the cheaper accommodation and comes to 220,480 for those in the 130 percent AMI range.

The 65 Place Apartments are located in a newly built residential building and not the result of a renovation. The first works on the lot began between the end of 2023 and the beginning of 2024 with the demolition of the pre-existing structures, while the intensive phase of excavation and construction of the superstructure came into effect from January 2025. With the construction site now arrived at its final finishing phases, the entrance to the house of the first inhabitants is officially scheduled between the end of 2026 and the first months of 2027, in conjunction with the closure of the lottery for the accommodation canone arranged.

All homes include washing machine, dryer and dishwasher, as well as air conditioning, low-consumption household appliances and digital systems to regulate heating and cooling. Each apartment also has a private outdoor space, a balcony or patio.

There is a lift, a gym, a roof terrace and a video surveillance system. The entrance is accessible to people with disabilities and smoking is not allowed inside the property.

Pets are also allowed, but with rather restrictive restrictions. According to the local newspaper QNS, animals weighing not more than eight pounds, about 3.6 kilograms, and a $300 deposit is required.

There is also a cost to be considered in addition to rent. Tenants must pay electricity, also used for heating, hot water and stoves.

To participate you do not need a real estate agent and no payment is required for the application. Questions are collected through NYC Housing Connect and, once the call is closed, receive a randomly assigned number.

The extraction order determines which applications will be examined first, taking into account also the preferences set out in the programme. It is therefore not necessary to apply before others to increase the chances of being selected: it is sufficient to comply with the deadline.

Woodside apartments include preferences for residents in the Queens Community Board 2 area, municipal employees and military veterans. There are also quotas for people with motor, visual or hearing disabilities. Those who do not fall within these categories may nevertheless participate, provided they comply with the requirements of the notice.

The extraction does not automatically involve the allocation of the house. Selected persons are contacted to verify income, heritage, family composition and documents. According to the indications of the municipality, the exam of the candidatures can take several months and not all the participants will necessarily receive a communication.

The 65 Place Apartments are open until Monday, November 2, 2026. To participate online you have to access the NYC Housing Connect portal, create a free account and search 42-78 65 Place Apartments, the notice identified by the number 7494.
