Renting a house in Manhattan costs five grand a month. It is the new record reached in July by the rented apartments at market price, according to the data of Miller Samuel, a real estate evaluation company that has been following the New York market for years.
The figure increased by 3 percent in one month and 6 percent compared to July last year. But it is above all the comparison with the previous years to show how much prices changed: in July 2024 the average rent in Manhattan was 4,300 dollars, one year later it had gone up to 4,700 and now it has reached 5 thousand. In two years there are $700 extra per month, 8,400 per year.
The median does not mean that an apartment in Manhattan normally costs $5,000. It is the value that divides into two the new contracts considered: half has a lower rent and half higher. It is a more useful indicator of the average in a market like Manhattan, where luxury apartments can move the result a lot. In July, for example, the median canon of 10 percent more expensive than the market arrived at $13,750 a month, 31 percent more than a year ago.
The price changes a lot also according to the size and especially to the area. According to the listings available in July, a studio apartment in Manhattan is offered at an average of approximately $3,500 a month, while for a one-bedroom apartment you get to 4.495 dollars.
Within the same borough, however, the differences are enormous. To make research more complicated there is also the number of houses available. Compared to a year ago, market listings fell by about 4,000 units, 39 percent. The apartments are also rented faster: the average stay on the market is 48 to 36 days.
The 5 thousand dollars of the main data concern the apartments market rate, those whose price is not subject to the limits previewed for the housings rent stabilized. The latter follow specific rules on the increase of the canon and therefore constitute a different market. The distinction is important to understand the data: the new record describes Manhattan’s free market, not all rents paid by those who already live in the borough.
